Engr. jahnbar, finally i found the type of house design that i've been looking for weeks. Although i have a different perspective in terms of floor plan, your craft gave me the option to innovate my plan and even convinced with what you have produce. My dream is a 3 bedroom bungalow house similar to Valencia House 2 with that varies on Patio and Roof design. Size is a litle bit bigger with 112 sqm with a cost emstimate of 1.1M. I'm not an engineer but i based my calculation on the standard size and pricing online. It's pretty much close to your figures which i realize that my computation might be accurate.
I hope i can consult the rough drawing i made for you to figure out being an expert of this field which you can post online for sharing.

Sir i really like this house. We are actually planning to build a house on a 120 square meter lot. I think this design would be perfect except that the 2 small rooms i think are too small.
